Burlington Road in Southampton was the first property we took over. This 5 Bedroom HMO is well positioned being near the Hospital and has easy transport links to the City Centre. Southampton has one of many University Hospitals and attracts both students and professionals, particularly from the NHS.
The property comprises of 5 double bedrooms, 3 of which are en-suite and has a separate bathroom which is shared by the two remaining rooms. The communal areas include a kitchen, dining area with table and chairs, downstairs toilet and a small garden with a paved seating area.
The bedrooms are all fully furnished with double beds, wardrobe, chest of drawers, desk and chair. All bed linen was provided along with orthopedic mattresses and the rooms were all dressed to a luxury standard.
The kitchen is equipped with oven and hob, two microwaves, two kettles, two fridges, all necessary utensils and enough cupboard space for each room to have 2 cupboards each. In the dining room there is table and chairs and a wall mounted TV.
As with all our properties there is gas central heating which is permanently on and controlled by thermostatic radiator valves in each room for the comfort of tenants all year round.
This project came to us with very little work to do. The Landlord had already cleaned, decorated and furnished the rooms. The idea of a hands-off investment appealed to them as they were fed up with the hassle of looking for and taking care of tenants. We stepped in to help taking over management of the property on a 3-year contract, agreeing a monthly rent to be paid over the course of the term.
Once we picked up the keys all we had to do was put some finishing touches to the rooms before we could start moving our tenants in. We managed to fill this one quickly as the double en-suite rooms proved to be extremely popular and the location was very sought after.
